We have analysed some of the Regulator of Social Housing’s 2022 data on housing stock owned and managed by registered providers in England – looking specifically at London.
Some key points on the amount of social rented housing stock in London.
- There are 717,078 social rented homes in London – 20% of the capital’s 3,671,000 total dwelling stock.
- 657,633 of these are general needs social rented homes (not including supported housing/housing for older people). 68,803 (56%) are council and 288,830 (44%) housing association (Private Registered Providers – PRP) homes.
- Most general needs self-contained homes, but 2,436 are non-self-contained.
- There were 2,056 fewer general needs social rented homes in London in 2022 than in 2021 – 1,534 council and 522 PRP homes.
- 59,445 social-rented supported housing/housing for older people in London – 43,107 PRP and 16,338 council homes.
- Only 27% of social-rented supported housing/housing for older people is council owned.
The amount of affordable rent housing in London:
- There are 45,440 affordable rent homes in London – 5,196 council and 38,441 RPR homes.
- 43,637 are general needs affordable rent homes and 1,803 (258 council and 1,545 PRP) are affordable rent supported homes/homes for older people in London.
The number of larger bedroom-sized homes:
- There are 38,618 4-bedrooms+ general needs social rented homes in London. This is just 5.9% of the capital’s general needs social rented housing stock.
- There are 2,295 4-bedroom+ affordable rent homes in London – just 5.3 % of the general-needs affordable rent stock in London
